Good to Know
Before You Buy
As the GC, you carry your own risk and part of your subs' too. We go through each point with you before you sign.
- Owner requirements. Owners and lenders often require additional insured status, waiver of subrogation, primary wording and set limits.
- Subcontractors. Uninsured subs can show up on your workers comp and liability audits and raise your premium.
- Builders risk. Builders risk is usually needed to cover the structure while it's being built. The contract says whether you or the owner carries it.
- Sub requirements. Your subcontracts should require subs to carry insurance and name you as additional insured. We can review the insurance wording.
- Higher limits. Owners often ask for $2 million or more in total liability. An umbrella often costs less than raising each limit.
- Bonds. Public and larger private projects commonly require performance and payment bonds.
Pair It With
Gaps General Contractors Often Miss
Liability is only the start. These need their own coverage, and we check for each one when we quote.
The Building Isn't Covered While It Goes Up
Your liability policy doesn't cover the structure under construction. Builders risk does, sized to the project.
Uninsured Subs Can Raise Your Premium
At audit, uninsured subs can be counted as your employees. Collect a certificate from every sub you hire.
Contracts Often Ask for Higher Limits
A commercial umbrella adds a layer above your liability, auto and employers liability, often for less than raising each limit.
Work Trucks Need Commercial Auto
Personal auto usually excludes vehicles used mainly for business. Commercial auto covers your trucks and the people who drive them.
Bonds for Public and Larger Jobs
Public and larger private projects commonly require performance and payment bonds, and we help with those too.
Your Business Depends on Key People
If losing one person would hurt sales or operations, key person coverage gives the business money to recruit and keep going.
Questions
What General Contractors Ask Us
Don't see your question? Ask us directly. A licensed agent will answer, in English or Spanish.
Do my subs need their own insurance?
Yes. Collect a certificate from every sub, with you named as additional insured. Uninsured subs can be charged to your policy at audit.
Who buys builders risk, me or the owner?
It depends on the contract. Either the owner or the GC may be required to carry it. We read the contract and set it up the right way.
Can you help with bonding capacity?
Yes. We handle bid, performance and payment bonds and can work on growing your bonding capacity.
Starting a New Project?
Send us the contract and we'll match the requirements.
