What Fort Myers & Naples Clients Should Know
Lee and Collier counties carry some of the highest storm surge exposure in the state. These are the points that most often change price and coverage here.
General information only, not legal advice. Laws change, and your policy's terms decide what's covered. We'll confirm what applies to you before you buy.
- Flood is its own policy. Standard home policies exclude flood, and much of Lee and Collier counties sits in high-risk flood zones. NFIP policies usually have a 30-day waiting period, so buying after a storm forms is often too late.
- Know your hurricane deductible. Most homes here carry a separate hurricane deductible, often 2% to 10% of the dwelling limit. We show you what that percentage means in dollars before you choose.
- Roofs drive eligibility. Roof age and condition decide which insurers will write a home. A wind mitigation inspection can document roof straps, impact windows and shutters that lower your premium.
- The 50% rule after damage. In flood zones, if repairs or improvements cost 50% or more of the building's value, the home generally has to be brought up to current flood rules. Ask us how that affects older homes.
- Contractors need comp from employee one. Florida construction businesses with one or more employees must carry workers' comp, and general contractors check certificates before you start a job.

Questions
Fort Myers & Naples Insurance Questions
Don't see your question? Ask us directly. A licensed agent will answer, in English or Spanish.
Can I visit your office?
Yes, by appointment. We are at 1646 Colonial Blvd, Suite 3, Fort Myers. Call or text 239-799-5411 to set a time, or handle everything by phone, text and email.
Is it hard to insure a home in Southwest Florida?
It is harder than it was before Ian, but private insurers have returned to the area. Roof age, wind mitigation features and flood zone drive the price, so comparing several companies matters.
Do I need flood insurance if I am not in a high-risk zone?
Lenders only require it in high-risk zones, but FEMA reports that more than 20% of flood claims come from outside them. Coverage outside high-risk zones is often affordable.
Is it easier to insure a Southwest Florida home now than after Ian?
Often, yes. Private carriers have returned to Florida, Citizens has shrunk sharply, and many insurers have filed rate decreases since 2024. Still, roof age, inspections, elevation and storm history can limit your choices on a given home. Comparing several companies at once is usually the fastest way to see what is actually available to you.
