Builders Risk Insurance

A building under construction is at risk before it's finished, and the other policies on the project usually don't cover it. We write builders risk to the project's value and timeline, name the owner and lender where needed, and point out exclusions like theft of materials before the policy starts. Call or text with the project details and we'll take it from there.

Who It's For

Contractors, Developers and Owners

  • General contractors whose contract requires them to carry it
  • Developers and investors whose lender requires coverage from day one
  • Property owners building or renovating a home or commercial building

What It Covers

Protect the Project While It Goes Up

Whoever holds the contract or the loan, the project needs to be insured from the first day of construction. We place builders risk for ground-up and renovation projects, from single homes to multi-building developments.

  • The structure, materials and fixtures while under construction
  • Materials in transit and stored off site
  • Windstorm and named storm options in coastal areas
  • Soft costs like lost rents, loan interest and fees if a covered loss delays completion
  • Theft and vandalism of materials and equipment on site
  • Policy terms that match your construction schedule, with extensions

Good to Know

Before You Buy

Builders risk follows the project, so its dates and values need to match the job. We go through each one with you before construction starts.

  • Policy term. Builders risk is usually written for the length of the project and can often be extended if the job runs long.
  • Lenders. Lenders commonly require builders risk before releasing construction funds.
  • Exclusions. Some policies exclude flood, earthquake or windstorm unless they're added.
  • End of coverage. Coverage usually ends when the building is occupied or put into use. Line up the permanent policy before that date.
  • Project value. Insure the full completed value, including labor and materials. Too low a value can shrink a claim payment.
  • Theft. Theft of materials on site can be limited or excluded. We point it out before the policy starts.

Questions

Builders Risk Questions

Don't see your question? Ask us directly. A licensed agent will answer, in English or Spanish.

When should builders risk start?

Before work begins or materials arrive on site. Lenders commonly require it before releasing construction funds, so set it up ahead of your start date.

Does builders risk cover renovations?

Many policies cover renovation projects. Some insure only the new work and materials, so the existing structure may need its own property coverage.

What if the project runs long?

Policies are usually written for the length of the project and can often be extended. Ask before the end date, since coverage can lapse if you wait.

Is theft of materials covered?

Theft of materials and equipment on site is often covered, but some policies limit or exclude it. We point out those terms before the policy starts.
