What Tampa Clients Should Know
Coastal surge, older homes and a changing insurance market make the details matter in Tampa Bay.
General information only, not legal advice. Laws change, and your policy's terms decide what's covered. We'll confirm what applies to you before you buy.
- Surge is flood, not wind. Helene's storm surge flooded homes that had never flooded before. Surge damage is covered by a flood policy, not your homeowners policy, and NFIP coverage usually has a 30-day wait.
- Separate hurricane deductible. Most Tampa Bay home policies carry a hurricane deductible apart from the regular one, often 2% to 10% of the dwelling limit, applied per calendar year.
- Citizens now requires flood. Citizens Property Insurance is phasing in flood requirements. By January 1, 2027, most new and renewing Citizens residential policies that include wind must also carry flood coverage.
- Older homes need inspections. Bungalows and mid-century homes often need a four-point inspection covering roof, electrical, plumbing and HVAC before an insurer will write them.
- Comp from the first employee. Florida construction businesses with even one employee must carry workers' comp. Non-construction businesses usually need it at four employees.

Questions
Tampa Insurance Questions
Don't see your question? Ask us directly. A licensed agent will answer, in English or Spanish.
Do I need flood insurance if my home did not flood in Helene?
It is worth a look. Surge and rain flooding reached homes outside the areas that usually flood, and flood policies outside high-risk zones are often affordable.
Do you serve Tampa from Fort Myers?
Yes. Most clients work with us by phone, text and email. Our office is in Fort Myers, about two hours south, and visits are by appointment.
Will a wind mitigation inspection lower my premium?
Often, yes. Florida insurers must offer discounts for features that reduce wind losses, such as roof straps, impact windows and shutters, documented on the state's mitigation form.
