Know Before You Buy

What Philadelphia Clients Should Know

City licensing and older buildings are what most often change coverage in Philadelphia.

General information only, not legal advice. Laws change, and your policy's terms decide what's covered. We'll confirm what applies to you before you buy.

  • Older homes, real replacement cost. Row homes and older houses can cost far more to rebuild than their market value suggests. Insurers may also ask about wiring, plumbing and roof age before they write the policy.
  • Businesses need a city license. Businesses operating in Philadelphia generally need a Commercial Activity License from the city, in addition to any state registrations.
  • Contractors register twice. Philadelphia contractors need a license from the Department of Licenses and Inspections, and Pennsylvania home improvement contractors must register with the Attorney General. Both ask for proof of liability insurance.
  • Full tort or limited tort. Pennsylvania lets drivers choose full tort or limited tort. Limited tort costs less but limits your right to sue for pain and suffering after most accidents.
  • Comp for nearly every employer. Pennsylvania requires workers' comp for nearly all employers with one or more employees, full or part-time.

Questions

Philadelphia Insurance Questions

Don't see your question? Ask us directly. A licensed agent will answer, in English or Spanish.

Should I choose full tort or limited tort?

It depends on your budget and risk tolerance. Limited tort lowers the premium but restricts lawsuits for pain and suffering except in serious injury cases. We walk you through both.

What do contractors need to get licensed in Philadelphia?

The city asks for proof of liability coverage, and workers' comp if you have employees. We issue the certificates you need, usually the same business day.

Do you insure row homes?

Yes. We compare insurers and set the dwelling limit on rebuilding cost, not market value, so a covered loss can actually be repaired.
