Good to Know

Before You Buy

Rental and real estate claims come from tenants, buildings and professional mistakes. These are the points we go through with every owner and agency.

  • A homeowners policy will not cover a rental. Once you rent a property out, you generally need a landlord or dwelling fire policy. A standard homeowners policy may not respond to losses at a rental.
  • Loss of rents. If a covered loss makes a unit unlivable, loss of rents coverage replaces the rental income while it is repaired.
  • E&O for agents and managers. Errors and omissions covers claims that a mistake in your professional services cost a client money, such as a missed disclosure or a mishandled deposit.
  • Tenants need their own policy. Your landlord policy covers the building, not tenant belongings. Requiring renters insurance in the lease protects everyone.
  • Vacancy can limit coverage. Many property policies limit or exclude certain losses if a building sits vacant for more than about 60 consecutive days.

Questions

Real Estate & Property Management Insurance Questions

Don't see your question? Ask us directly. A licensed agent will answer, in English or Spanish.

Do I need a different policy for a short-term rental?

Often, yes. Many landlord policies exclude short-term rentals like those booked through online platforms. We find coverage that fits how you rent.

Does my brokerage's E&O cover me?

It may. Check whether individual agents are covered and what the limits are. We can review the policy with you.

Should I put an umbrella over my rentals?

If you own several rentals, an umbrella is often an affordable way to raise your liability limits across all of them.
